Timber Frame vs Brick Garage - Which Is Right for Your Devon Property?

When planning a new garage or workshop, one of the main decisions is whether to build in timber frame or traditional brick. Brick is often seen as the standard option. It is familiar, widely used, and assumed to be the more permanent solution. However, that assumption does not always hold up in practice, particularly across Devon where the setting, access and long-term use of the building all play a part.

COST - UPFRONT & LONG-TERM

Brick garages generally involve higher labour input and a longer programme. Blockwork, bricklaying and the coordination of multiple trades all add time and cost. A timber frame structure is more efficient to deliver. Sections can be prepared in advance and assembled on site, reducing labour time and keeping the project moving.

In terms of long-term value, both can perform well if built correctly. The difference is in how the space can be used. Timber buildings tend to offer more usable, adaptable space for the same level of investment.

BUILD TIME - A CLEAR DIFFERENCE

Build time is where timber frame stands apart. A brick garage can take several months depending on site conditions and trade availability. A timber frame garage or workshop can often be erected and made watertight within a matter of weeks. This shorter build time reduces disruption and allows the building to be put into use far sooner.

PLANNING & SETTINg

Across areas from Exeter through to South Molton, the surrounding landscape matters. Timber buildings sit more comfortably within rural and semi-rural settings. Materials such as larch or Douglas fir allow the structure to settle into its surroundings rather than dominate them. While planning outcomes are always site-specific, a well-designed timber building is often more in keeping with the character of the area.

FLEXIBILITY & LONG-TERM USE

A garage should not be limited to a single purpose. Brick garages are often used purely for storage or parking. Timber frame buildings offer far greater flexibility. They are easier to insulate, warmer in use, and better suited to being used as workshops, home offices or multi-purpose spaces. For many clients, this is the deciding factor. The building becomes part of how the property is used day to day, not just somewhere to store equipment.

GROUNDWORKS & STRUCTURE

Brick construction typically requires heavier foundations and more extensive groundwork. Timber frame buildings are lighter, which can reduce the level of groundworks required, depending on the site. This can be particularly beneficial on sloping or restricted plots where access is limited.

MAINTENANCE - A REALISTIC VIEW

Timber does require maintenance. External cladding will weather over time. Some clients prefer this natural ageing, while others choose to treat the timber to maintain its original appearance. Either approach is straightforward to manage. Brick is often considered lower maintenance, but repairs can be more involved if issues occur.

WHICH IS BEST FOR YOUR PROPERTY?

Both construction methods have their place. However, for many properties across Mid Devon, a timber frame garage offers a more practical and considered solution. It is faster to construct, more adaptable in use, and better suited to its surroundings. For clients looking to invest properly in their property, timber frame provides a building that is not only functional but genuinely usable long-term.
