A garden office can transform the way you live and work — but before you start building, it’s important to know where planning permission fits in.
The good news? In most cases, a garden office does not require full planning permission if it falls under your Permitted Development Rights. This typically applies when the structure:
Is single storey
Has a maximum eaves height of 2.5 metres (or 4 metres with a pitched roof)
Sits behind the main house
Doesn’t take up more than 50% of your garden
However, there are exceptions — particularly in conservation areas, Areas of Outstanding Natural Beauty, or if the building will be used as a separate residence.
